‘Blurb’

Be part of Australia’s most famous mystery -The Somerton Man Case’. An unidentified man found dead only 200 yards from this desirable address, some unproved notions being he was poisoned in the premises.

There may be some clues inside the property for the buyer, something the police missed in their investigation, something that may magnify the paid price by multiples. Imagine!

    There’s an old adage

Real estate is only worth what somebody else is prepared to pay for it

The CT in the LTO has the price it sold for

The CT also has the encumbrances, mortgages, leases, easements, and importantly the dates when the transactions were made

The CT gives the detail that is missing in S&McD

If you’re not in Adelaide, someone can trot off to the LTO for you and get a copy of the CT for that era out of the old Register Books. Clive might be on his way already

90 Moseley St was listed back in 2023 and was nicely renovated – has a current value estimated at just a bit below 2 million. 90a also has a similar renovated look on the outside so probs had the same treatment on the inside. You can bet the place looks nothing like those old real estate pics anymore…

Moving from the coastal location of Glenelg to the leafy eastern Adelaide suburbs sounded to me like a move of someone looking to increase their social stature. And putting a comfortable distance between Glenelg and a new life.

Prosper advertised 90a for rent as a classified ad at some point, like he was trying to vacate a lease, part of the move to the eastern suburbs with new found monies. I don’t think he would be on any certificate of title.

They advertised Alta Mira Belair as vacant possession so they would have vacated it on or before settlement in the Lands Titles Office. It would be interesting to see what date settlement was on that Certificate of Title.

You can occupy when you buy before settlement if that suits the vendor, so depending on the date of settlement of Belair and Glenelg, the Glenelg vendor may have given them the keys and they paid rent until settlement. Sign the sale contract and then rent from them until settlement. Otherwise where are they going to live in the interim

Anyway, the only way to get a better picture of the situation is to get copies of the Certificates Of Title for Belair and Glenelg and check the dates of registration in the Lands Titles Office. That is the dates of settlement and when the titles pass for their sale at Belair and their purchase at Glenelg.

The other thing that will be revealed is the amount they sold Belair for, and the amount they paid for Glenelg. If they made profit from Belair, they may have held money back for business purposes. Pay a lower price for Glenelg, keep some money in the bank and put that towards business interests, purchase of cars, lease of car yard, or whatever. That may be the case, because Belair was a house and Glenelg was a maisonette and Belair may have been worth more. He was looking for business premises at the same time. Certificate of Title for each tells the story.

He seems to be a go-getter. That type of person knows how to use assets for financial advantage to get ahead which may be the case in the sale of Belair and purchase of Glenelg

They are looking for a buyer for Alta Mira from around 10 May 1947 and prepared to take a taxi as part payment and the balance in cash. Using the wording “vacant possession” when they are selling.

On 22 July 1947 they are still at Alta Mira (just) where they are advertising for a taxi. I suspect they have a sale in the offing for Alta Mira by then from the listing on 11 July 1947.

On 11 July 1947 an ex-serviceman needs a house at Glenelg urgently. Once again the words “vacant possession” are used and the wording “ex-serviceman” and “urgent”

“Ex-serviceman urgently requires home at Glenelg, private buyer up to £4000 vacant possession. Reply to M219 Advertiser”.

Historical classified sections in the Advertiser used temporary revolving codes. A box code like M219 was not permanently assigned to Prosper; rather, it was handed out by The Advertiser’s front desk to whichever person paid for a blind listing on a given day

That will be him, there’s enough correlation. So he has £4000 to spend, the maisonette comes up at 90A or he is contacted about it for a sale off-market. Looks a bit like a down trade in property to have somewhere to live and have cash as well. It will be interesting to see the sale and purchase prices on the Certificates of Title in the Lands Titles Office

    Prosper’s real estate classified ad:

27 Nov 1948 – Wanted bungalow, pay cash to £1,500. Can give tenancy maisonette, all mod cons, rent 22/6, Glenelg. Phone Thomson X3239

This sounds like someone who is currently renting and in a lease who’s looking to buy a bigger place (bungalow) with new found funds. As part of the deal can provide the maisonette (at 90a Moseley) as an option for the seller to rent while they buy elsewhere to help place a cherry on top. If Prospers name is in the CoT for 90a in 1948 I would be mighty surprised.

PMcTT was at the end of the day a car salesman, and we all know what the common view of them are… now and back then!!

Not rented, but owned, by the wording “can give tenancy”. You give tenancy when you own it. Rent is 22 shillings and 6 pence, 22/6. Prosper is a landlord as well as a car salesman.

He had £4000 from Alta Mira, he bought a cheap maisonette at 90A and still had cash left over which is the buy bungalow for £1500 and hang on to the maisonette and rent it out

Anyway, only one way to know for sure, trot off to the LTO and search through the old Register Books. All the detail is there.

And more detail no doubt, after 1 December 1948

Looks like they wanted to make themselves scarce. Wonder why.

    • How could you connect the ad to sell the house to the mysterious death of the Somerton Man just a few days later and him being found close by?

So, it would seem since they only advertised on 27 November, some event was due to occur within a few days and, they had only just been told, perhaps? And, the advert gave no indication if and where they were looking to live after Glenelg, interesting.

  9. PT says in his ad of 27 November he can pay 1,500 in cash, that’s the equivalent of about $58,000 in AUS dollars today.
He’s looking for new premises and this just two days before SM was found dead close by and PT doesn’t care who knows about how much cash he has.

PT’s lady friend Jessica knew the dead man but admitted nothing to the police, the dead man was suspected to own a Rubaiyat found discarded nearby and police found her phone number written on the back cover. The same number as in the ad PT placed on the 27th of November. The Adelaide directory shows Jessica as being the subscriber to the number.

So, if PT didn’t care who knew how much money he had in cash, possible sign of desperation, you could say, to get away from Glenelg?

  10. No 1 … I’ve received your latest comment but before I post it I would ask you to provide some backup of your claims that 1 – Prosper dropped Boxall off in Melbourne (date not disclosed) then 2 – Boxall then headed off for a debrief at Victoria Barracks and Albion Park before returning back to Sydney (other participants and subject of the debriefing also not disclosed).

You also claim in another comment that Boxall ‘probably’ travelled with Thomson to Melbourne on Jan 9 1949, when in fact there is no evidence they ever met.

It is said that Boxall was discharged from military service on 12 April 1948, and was thought that he went back to civvy life

He was transferred to RoO RAE 2MD after that, CofA Gazette 1948. He can be used where he has skills

in 1953 he was placed on official notice of retired list with permission to retain his rank and wear the prescribed uniform CofA Gazette 1953

    • Thanks no 1, … and the Victoria Barracks debrief, who did Boxall meet and what was the subject matter? And when exactly did he become introduced to PT ?

I’m sure you have the details, otherwise where would you find such groundbreaking information.

Apparently, he worked for the Department of Works. Typed in: ‘Alfred Boxall, NSW’ and the Fandom website states that info.

Regarding the Boxall interview at Randwick Bus works, in July 1949, wouldn’t his work history have possibly shown where he was in Nov/Dec 1948?

RoO members can take leave from civvy employment and employers are legally required to release them

He was still available for duty in Nov/Dec 1948, and not retired from duty. Him being retired in April 1948 is an error (perhaps DA’s means of getting him out of the way)

He is still around the place in Nov/Dec 1948

  18. Regretfully it would appear that No.1 has decided to abdicate his position as the No.1 expert on things Somerton, a shame that as we were very interested in his interpretation of Boxall’s mysterious Albion Park and Victoria Barracks debriefings.

I suggest he transfer his sleuthing efforts to Cipher Mysteries as there is nothing here for him anymore. Perhaps he might team up with John Sanders as they share many attributes. And you’re right Sanders, nothing you want me to publish here will be seen, maybe Pelling will allow you to further promote your childish jibes, as he, more than me needs the numbers, and being the Troll he is, he deliberately attracts the low end of the market, excepting D.N. O’Donovan, who remains a higher contributor and more valued asset than you will ever be. Capiche?
